How We Work

Every phase, managed in house.

We do not hand a project off between specialists at each stage. The same team carries it from the land contract to stabilised operations.

  1. 01

    Land Acquisition

Site identification, underwriting, and control of developable land in growing Southern Maryland submarkets.

  2. 02

    Entitlement and Design

Zoning and approvals through local jurisdictions, coordinated with architecture and civil engineering teams.

  3. 03

    Construction Oversight

Owner-side management of general contractors, budget, and schedule through delivery.

  4. 04

    Lease-Up and Ownership

Lease-up strategy, property management coordination, and asset management through stabilisation and beyond.

Partner with an owner-operator.

We work with landowners holding developable ground, capital partners looking for a local operating partner, and developers entering Southern Maryland who want execution on the ground. Because we invest our own capital, our interests sit on the same side of the table.

Common Questions

Before you get in touch.

What have you built?

The Simmons, a 160-unit ground-up Class A community at 23155 Park Place Way in California, Maryland: four residential buildings, a clubhouse, and three garage structures housing 21 detached garages, roughly 215,000 gross square feet.

Do you develop for third parties, or for your own account?

For our own account. We are principals rather than fee developers, and we put our own capital into the projects we lead, which means our interests sit alongside our partners rather than opposite them.

Which stages do you handle?

All of them. Land acquisition and underwriting, entitlement and design through local jurisdictions, owner-side construction management, lease-up, and ongoing asset management after stabilisation.

Do you work outside Southern Maryland?

Our roots and our portfolio are here, which is where our knowledge of the jurisdictions and the trades is worth most. We consider opportunities in Southern Maryland and surrounding markets with landowners, capital partners, and developers.
